A pothole on a church, HOA, apartment, or retail lot is almost never a one-off. Water got through a crack, freeze-thaw worked the base, and the surface broke. If you only fill the crater, the same water path is still there. That is why a small pothole left alone tends to grow each season, and why Atlas treats the hole and the cracks that feed it.

What we actually do on the walk

  • Count and map the holes, not just the one by the entrance.
  • Check whether the base is still there or pumping mud — that decides patch vs paving talk.
  • Restore the base in the failed area, then put a durable surface back.
  • Fill the cracks that will become the next holes, using hot rubberized sealant.
  • Say if the field has failed and a coat or a scatter of patches will not save it.

Why Greensboro lots open up

Piedmont winters are not Minnesota, but they are enough. Water in a crack expands on a cold snap. Summer sun then cooks the broken edges. Dumpster throats, drive aisles, and the first row by a storefront take the turning load. Those are the spots we see first in Greensboro, High Point, and Winston-Salem — not a random moonscape in the back corner.

Sealcoat does not fix a hole

Sealcoating is a protective surface treatment. Cracks and potholes come first. If the asphalt is still structurally sound after the repair, a coat can protect it. If the lot has failed, Atlas paves it — not another coat of sealer.

When a pothole is still a repair job

Isolated holes, a failed dumpster pad corner, or a few broken panels in an otherwise sound lot are repair work. That is the job Atlas already does on maintenance plans and one-off walks. Standard-tier maintenance plans include pothole and surface repair after a written scope.

When Atlas paves the whole lot

Widespread alligator cracking, a base that pumps under a tire, or holes that reopen after a patch mean the structure is gone. Atlas paves that field — then restripes. Read parking lot paving in Greensboro and the pothole vs paving walk test.

Lots we work

HOAs, churches, apartments, medical offices, and retail centers in Greensboro, High Point, Winston-Salem, Kernersville, Thomasville, Burlington, Asheboro, and Summerfield. Overnight or phased so part of the lot stays open. No published prices — square footage, how many holes, and how much of the base has failed all change the quote.
